List of Additional Projects

This growing list of projects may take a while to address. I needed a place to start keeping track of all of them, so I added this page.

 Exterior

  • Gutters (replace)
  • Roof (tear off 4 layers – one layer of original cedar shingles, three layers of asphalt shingles)
  • Carpentry to repair rotten gutter boxes and trim (remove aluminum cladding)
  • Install heating cables in two locations prone to ice dams (with the new spray foam insulation, this may no longer be necessary)
  • Water service upgrade (delayed to April)
  • Landscaping the front yard to replace bushes that will be removed due to water service upgrade
  • Install new trees to recover the tree removal deposit from the village
  • Landscaping to hide the ugly electrical meter that was unfortunately installed in the front of the house
  • Landscaping to hide the transformer in the front garden.
  • Landscaping the back yard that has been destroyed, and reinstall the flagstone path
  • Fence required by village to hide the air conditioner compressors (we planted bushes instead)
  • Full restoration of rotten window and sill in living room
  • Repair and repaint trim
  • Replace the driveway
  • Move Comcast and AT&T lines underground
  • Bury downspouts
  • Relocate sump pump discharge (connected the discharge to village storm sewer)
  • Engineer to design yard drainage (possibly trash pump or storm sewer connection)
    • We have learned that the village is planning to re-do a nearby road, and they have promised to bring the storm sewer to our driveway so that we can directly connect our sump pumps. This road and sewer work is due to be done in 2020. (The village completed this in September, 2021 and we connected the sump pumps to the village storm sewer.)
  • House generator (or additional battery backup?) to keep sump pumps working
  • Sump pump monitoring (PumpSpy Outlets)
  • Back yard grading (we did some of this ourselves)
  • Stucco repair due to roofing
  • Crack in chimney
  • Stucco and paint colors
  • Balcony flat roof repair
    • This was done poorly, and we now need to repair the scupper boxes (drains) – fixed
    • Stucco needs to be repaired (done)
  • Paint is bubbling and peeling in places and needs to be repaired

Interior

  • Install new blinds in master bedroom
  • Replace old blinds in other bedrooms
  • Windows
  • Interior storm windows
  • Opaque window inserts for the master bathroom windows and the master closet windows (and possibly the balcony door)
  • Disconnect SpacePak system drain so that the old stack can be removed
  • Reinstall SpacePak system (adjust vents and re-install drain)
    • This system needs to be tested
  • Add new radiators to porch
  • Refinish radiators for master bedroom, or build new wood covers for them, or pick out new radiators
  • Carpet or flooring in addition basement
  • Paint
    • Wood trim stain
  • In-ceiling speakers and amp for kitchen
  • In-ceiling speakers for basement
  • In-ceiling speakers and amp for:
    • Office
    • Master bedroom
    • Hall bathroom
    • Master bathroom
  • Basement tv
  • Chimney repointing
  • Attic access hatch (possibly plywood with magnet closure)
